Packages, leads, reviews, posts, requests, and work orders update here as DragonForge works in the background.

Purchases open in Dragon Workflows' secure checkout. Quote-based tools send a request to our team.
Control whether your receptionist can offer appointment times, when you're open, and how long each visit takes. Manual approval keeps new bookings pending until you confirm them here.
Create an SMS or email campaign for previous customers or opted-in contacts. New campaigns are proofread, shown to the operator, and held for at least 30 minutes before any sending workflow can proceed.
Send happy customers to your public review link; unhappy ones (at or below your threshold) get a private form so you can make it right before it goes public. Your public link is always shown either way.
Tenant intake lets residents submit repair requests directly. Status texts are transactional service updates only, and tenants can stop them by replying STOP.
Got a complaint or repair? Log it here, pick the company you want to send out, and they're notified immediately — by text, email, or an automated phone call. You get a confirmation copy.
Add your properties and units, then the people who live there and their leases.
Replies to your rent reminders and pay links, and anything else residents text your number. You can answer anyone who agreed to texts, or who texted you in the last day.
Add a property or a unit.
Add a resident, then put them on a lease.
Invite a resident and they get their own portal: balance, online rent, repair requests, and their lease. They never see anything of yours.
Rent posts on its due date; late fees post after the grace period while a balance is owed. Mistakes are fixed with a reversing entry, never by editing.
Ending a lease opens a turnover: the make-ready work orders below (assign vendors in Work Orders), and the last tenant's codes marked to change. The unit goes back on the market when every item is closed and every old code is revoked.
Gate, door, amenity and mailbox codes, and who holds each. Codes are stored encrypted. Nothing here changes a keypad — program it, then record it. Residents see their own codes and the ones you share with their building.
The clock follows each property's state. Florida: 15 days to return the deposit or 30 days to send a claim notice, then the resident has 15 days to object; with 5 or more units you must also say in writing where the deposit is held within 30 days. California: one deadline — 21 days from move-out for the itemised statement and whatever is left, with receipts over $125 and move-in / move-out photos.
Draft from a template, edit the wording, then record how it was served. Templates are a starting point for your attorney, not legal advice. Email or text delivery is only offered when the resident agreed to it in writing.
Everyone who asked about a home — from your listing page, a call or a walk-in — with the next follow-up date. An application picks up its lead by the same name and email, and the lead follows it to a lease.
Switch a vacant unit on and it appears on your public listings page with an application form. Every applicant sees the same written criteria and you decide, with a reason. Open applications are listed oldest first, the order California requires them to be considered in. Screening reports stay with the bureau you use. Your public listings page · syndication feed. Zillow, Apartments.com and the rest each need their own feed agreement — send them that URL.
For properties you manage for investors. Assign owners and their shares, set your management fee, and publish monthly statements they can read in their own portal.
Income and expenses come straight from rent, payments, deposits, repair costs and the bills below — nothing is typed twice. A repair goes on its work order or here as a bill, not both. Buildings you manage for owners stay on their owner statements.
Compare what you hold for others — deposits, owner balances, resident credits — with your bank statement. Import the statement lines, match them, then enter the closing balance.
Choose the processor. Rent settles straight into your own account with them; we never hold it. You can switch later.
Walk a unit, record a condition for each item and photograph any damage. Completing an inspection files a dated report on the lease, which the resident can read. A move-out walk-through is what a deposit claim gets itemized from.
What each resident reported and when it lapses. We remind them 30 and 7 days before, and the day after; they renew from their own portal. Turn the requirement on per lease.
Building news your residents see in their portal — a gate code, a closure, storm preparation. Anything about rent, the lease or a deposit is a legal notice and belongs under Notices. Sending by text only reaches residents who agreed to texts.
Everything you have here, as one ZIP: every record as a spreadsheet, with your document files beside them. Yours to take at any time, no request needed. Retention only ever removes old closed applications, aged activity-log rows and documents on long-ended leases — never your ledger, deposits, statements, served notices or signed leases.
Send the lease PDF to the tenants and yourself for signature. The signed copy files itself on the lease and residents see it in their portal. The service is a switch; you can use your own DocuSeal or Dropbox Sign account keys.
Notices, deadlines, deposit rules and fee limits follow the state each property is in. Florida and California are built in; your attorney should still review every template. City rules (local rent control, relocation amounts) are not included.
California 3-day notices must say who rent is paid to, how to reach them and when.
Each property
Leases, addenda, inspections, invoices and photos. Only your team can open them.
Admin: everything. Manager: everything but roles. Leasing: people and leases. Maintenance: work orders and uploads. Bookkeeper: read-only.
Paste the rent roll exported from your current system, header row included. Common column names are recognised (Property, Unit #, Tenant, Phone, Email, Monthly Rent, Lease From / Lease To, Move-in, Security Deposit, Bedrooms, Bathrooms, Sq Ft, Balance), and dates like 9/1/2026 are fine. Importing the same file twice changes nothing.
Your member list, check-ins and texting.
Needs you this week. Read from visits, dues and freezes — each person is compared with their own habit, not a fixed number of days.
Front desk. Find a member and check them in.
Billing. Who owes money, oldest first. Dues, late fees and reminder texts post automatically every day.
If members already have cards saved in your Stripe account (GoHighLevel payments use it), connect that account so nobody has to re-enter a card.
Members sign these online, from a text or at the front desk. The agreement follows Florida's health studio contract checklist — have your attorney review it before members sign.
Message wording. You can use {first_name}, {amount}, {due_date} and {balance}. Your gym's name is added in front.
Export your contacts as CSV (from GoHighLevel: Contacts → select → Export). We read First Name / Last Name (or Name), Phone, Email, Tags, and optionally Plan, Status, Member Since and DND. Importing the same file twice adds nobody twice.
Classes. This week's schedule. Open a class for its roster and check people in.
Booking rules
The door. A kiosk members check in at, and what it does about dues. Leave “refuse” empty to run it alongside whatever you use now: it decides and writes down what it would have done, and lets everyone in.
The desk. Water, drop-ins and class packs. A sale goes on the member’s account; say how they paid and it is settled at the same time.
A pack carrying one class is a drop-in. 0 days means it never expires.
Group text. Preview who gets it before anything is sent.
Inbox. Texts from members and anyone else who texts your number.
This is what your receptionist knows and how it greets people. Changes go live right away.
